LUBBERS VACATION VILLA RENTAL DESCRIPTION Cliff House is located on Lubbers Quarters Cay, a small island between Great Abaco Island to the west and Elbow Cay and Tilloo Cay to the east. Hope Town on Elbow Cay with its candy striped lighthouse is probably Abaco's most well known place. Marsh Harbour International Airport, MHH, is where you fly into unless you come on a boat.

Cliff House sits about 50 feet above the Sea of Abaco. It has four bedrooms, two fully equipped kitchens and three full baths. It can accommodate up to 12 people. It has its own dock and a slip in the marina. It has a swimming pool (20 feet by 10 feet) built into the deck facing the ocean. The location is opposite from Tilloo cut, which takes you out into the Atlantic Ocean from the Sea of Abaco.

Two separate floors each with a fully equipped kitchen. Upstairs: Master bedroom has a King size bed; attached bathroom with two vanities, shower, toilet and bidet. Two guest rooms with shared bathroom; shower, vanity and toilet. East guest room has Queen bed. West guest room has two twin beds. Downstairs: Bedroom with King size bed. Bathroom with shower, vanity and toilet. Living room / Kitchen has a pull-out sofa which becomes a Queen size bed.

Upstairs space is a total of 1600 sqft. Upstairs front porch deck is about 550 sqft plus a screened-in back porch of 200 sqft. Downstairs living area is about 740 sqft. Downstairs outside deck area is about 500 sqft. Size of pool: 20 feet by 10 feet. Pool area (including pool) is about 625 sqft. King size beds: 6 feet 6 inches by 6 feet 4 inches. Queen bed: 6 feet 8 inches by 4 feet 11 inches. Twin beds each 6 feet 1 inch by 3 feet 1 inch. 94 steps from the dock to the upstairs deck. L-shaped dock 140 feet. Only about 1 foot at extremely low tide. Mooring outside dock. Only 1 1/2 foot at extremely low tide. All our water comes from rain. We have two built-in concrete tanks with liners. Each tank holds 7000 gallons when full. Depending on the water situation, normally you may use water as needed, but take care not to waste it.

	Payment Policy: All rates are plus 10% Bahamian Government Guest Tax. Please contact the property owner for rates. $500 U.S. dollar security deposit to be sent with your final 50% house reservation deposit. Our manager will let us know when you have left and if there is no damage or excessive cleaning required your security deposit will be refunded to you within two weeks. Reservations are confirmed upon receiving a 50% deposit. The balance is due in full 60 days prior to arrival date. All payment via PayPal. You don't need to be signed up with PayPal, you can pay with credit card via PayPal. (See Payments Tab)
	Cancellation Policy: Cancellations made within the 60 days of your arrival date are non-refundable (except for security deposit) unless alternate guests are booked for that date. If alternate guests are booked, we will refund your reservation in full. We will refund in full or reschedule your reservations, your option, if there is a Hurricane Warning issued for the Abacos by the National Weather Service (N.O.A.A.) within one week of your arrival date. If you are already at the house and a Hurricane Warning is issued by N.O.A.A., then we will divide the number of nights you have stayed into the weekly rate and only charge you for the nights that you have stayed, and will refund the difference or apply it to another stay (your option).
	Rules: Rates are subject to change without any prior notice. Sorry, no children under the age of 8 (unless prior arrangements have been made). We are animal lovers and understand if you want to bring you dog or cat, but we will charge extra if excessive cleaning or damage is done. Please, No Smoking inside the house.
